Everything you need to know about working with us as an owner or tenant.

Tenant placement fees range from 50–100% of one month's rent (one-time). Full-service monthly management is typically 8–10% of monthly rent, plus a one-time setup fee. All fees are clearly outlined in your Management Agreement before you sign.

All applications are reviewed on a first-completed, first-served basis. We verify income, employment, rental history, credit, background, and eviction history. We follow all Fair Housing Guidelines. You receive final approval before we proceed.

You choose your notification threshold for repairs. We have a vendor network with negotiated discounts, but you are not required to use them β€” we'll coordinate with your preferred contractor at no extra cost. We operate with full transparency.

Average turnaround is 2–3 weeks when priced at market rate. We track all inquiries and adjust pricing weekly if needed until leased.

You receive your rental payment via direct deposit within 5 business days of us receiving full rent and paying any property expenses. You have 24/7 online access to your financials through your owner portal.

Yes. Our eviction rate is a low 1.2%. We work with a retained attorney at discounted rates, and initial eviction costs are typically covered by the tenant's deposit.

As a licensed Equity Real Estate agent, your property manager can also represent you in the sale. Options include selling to the existing tenant, selling with the tenant in place, or terminating the lease and selling vacant. The Management Agreement terminates upon transfer of title.

Allowing pets is entirely your decision. About 75% of renters have pets. You have full discretion over breed, weight, and quantity. We typically charge a $350 pet deposit and $50/month pet fee. Approved support animals must be accepted by law with no fees charged.
